The latest numbers for the Southwest Florida real estate market are in, and they paint a dynamic picture of changing trends.

Inventory and Sales Trends

Inventory continues to rise across Southwest Florida in all areas and property categories. We’re seeing some of the biggest increases in inventory for condos and townhomes in Collier County, up by 30%, while single-family homes in Collier County have risen by 22.5%.

At the same time, sales in February 2025 were down between 6.7% and 27.3%, depending on the county and property type, compared to February 2024. Year-to-date sales remain down across the board, with one exception—single-family homes in Collier County, which have seen a 3.1% increase in year-to-date sales.

Days on Market & Buyer’s Market Conditions

With inventory increasing and sales slowing, the average days on market is climbing, now ranging between 49 and 59 days. The months’ supply of inventory remains around 13 to 18 months, solidifying Southwest Florida as a buyer’s market for the foreseeable future.

 Prices Holding Strong in Some Areas

 Despite the shifting market conditions, home prices remain resilient in some areas. Comparing February 2025 to February 2024:The median sale price for townhomes and condos in Lee County fell about 14%. Single-family homes in Lee County saw a modest 4% decline. Townhomes and condos in Collier County remained unchanged.Single-family homes in Collier County actually increased by 6.7%.

However, many sellers are holding firm on their asking prices, especially for newer or updated properties, which are still seeing strong interest and, in some cases, multiple offers.
