Buyer representation

The sales center works for the builder. We work for you.

Builder sales consultants are skilled professionals, and they represent the builder. Bringing your own agent gives you an advocate for pricing, the contract and the build.

  • Side-by-side comparisons of builders, lot premiums, CDD and HOA fees across communities
  • Negotiation on incentives, closing-cost credits, options and quick move-in pricing
  • Contract review: deposits, completion dates, escalation and cancellation terms
  • Inspections coordinated at pre-drywall and final, plus walk-through and punch list support
  • Resale perspective from a brokerage that has sold thousands of Southwest Florida homes

Important: most builders require your agent to be with you, or registered, on your first visit. Contact us before you stop by a model.

FAQ

New construction questions, answered

How is a buyer’s agent paid on new construction?

The builder typically pays our commission at closing. If a builder does not, our compensation is outlined in our written buyer agreement, which you’ll review and sign before we tour together. Compensation is negotiable. Builders generally set their prices independently of whether a buyer has an agent.

Can I bring an agent after I’ve already visited the sales center?

Often not. Many builders require your agent to accompany or register you on your first visit, and won’t recognize an agent added later. That’s why we recommend contacting us before you stop by a model.

What is a CDD fee?

A Community Development District is a special-purpose district created under Chapter 190, Florida Statutes, to finance community infrastructure such as roads, utilities and amenities. CDD assessments are billed on your annual property tax bill and vary by community and lot. Builders must disclose them in the contract.

Do I need a home inspection on a brand-new home?

We strongly recommend independent inspections at the pre-drywall and final stages, and again before your first-year warranty ends. Municipal inspections check minimum code compliance; an independent inspector works for you.

How do builder incentives work?

Common incentives include closing-cost credits, interest-rate buydowns and design credits. Many are tied to using the builder’s affiliated lender and title company, and they change frequently. We compare the full package against outside financing so you can see the true value.

Should I buy a quick move-in home or build from the ground up?

Quick move-in homes close sooner, avoid long rate-lock periods and often carry the strongest incentives. Building from scratch gives you your choice of lot, plan and finishes, but usually takes longer. We’ll help you weigh both based on your timeline.

Why do property taxes go up after the first year?

Florida assesses property as of January 1. If your home wasn’t substantially complete on that date, your first bill may reflect land value only. Budget for the full assessed value, and file for homestead exemption by March 1 if the home is your primary residence.
