Why Southwest Florida is the Place to Be Southwest Florida covers 5 counties (Lee, Collier, Charlotte, Glades, and Hendry) and is home to 1.3 million people. Population has increased by about 16% over the last 10 years and this growth is expected to continue. With this population growth, new businesses are booming in the area and we have a strong job market. Job growth up to 6% since last year and unemployment is only at 2.2%. The real estate market continues to be strong. During 2022 according to Zillow, home values have increased by 47% in Lee County and 51% in Collier County. If you are an investor looking to purchase a rental property, rent is up as much as 34% in Lee County with the average monthly rent for a 3 bedroom home at $2600. Average rent in Collier county is at $3275 per month. Construction of new homes is also booming to keep up with the demand to live in this area.
