The effective date of this contract shall be the date when the last one of the buyer and seller has signed or initialed and delivered this offer or final counter-offer (Effective Date) The Seller and sellers corporations are licensed real estate agent/broker in the state of Florida. Buyer acknowledges that both seller and Knowledge Base Real Estate do not represent the buyer in the transaction. Buyer acknowledges receipt of the no brokerage relationship disclosure agreement. Buyer acknowledges that the seller has not occupied the property and has no knowledge of the property and is exempt from providing the buyer with a seller disclosure. Seller and affiliated associates make no warranty, expressed or implied, regarding inspection reports or other information provided to buyer or third parties concerning the property. Buyer is advised to independently verify accuracy of all information presented regarding property. If property is rented, occupancy will not be granted to buyer at closing. This contract is contingent upon Arcane Holdings inc., having the opportunity to close subject property per contract between owner of record and Arcane Holdings Inc, Buyer acknowledges that the seller does not currently have title to the property but intends to acquire title pursuant to a pending sales contract with current owner of record and simultaneously convey title to buyer pursuant to the terms of the contract. Seller, at sellers sole discretion, has the right to extend the contract to close date by up to three (3) weeks. Entitled LLC will be used as the closing and title agent; buyer agrees to wire transfer funds for closing. Buyer to pay all closing costs including but not limited to title insurance and documentary stamps. Seller is responsible to pay back taxes, prorated taxes, mortgages, liens, and real estate commissions if any. Buyer to Pay $395 to Knowledge Base Real Estate For A Processing Fee.
